What a service actually involves
Your garage door is almost certainly the largest moving part in your house, and one of the most used. Most people only think about it when it stops working — but a garage door that’s serviced regularly rarely gets to that point in the first place.
Myaree Garage Door Service provides garage door servicing across Myaree, Melville and the surrounding suburbs. Rod, a qualified mechanical fitter with more than 25 years’ experience, does the work himself — not a subcontractor, not an apprentice on their first week.
A proper service isn’t a five-minute spray of WD-40. It’s a full check of the components that wear, adjust and loosen over time:
- Lubricating rollers, hinges, tracks and the chain or belt drive
- Checking spring tension and door balance
- Inspecting cables, cable drums and fittings for fraying or wear
- Testing the auto-reverse safety sensors
- Tightening loose hardware and brackets
- Checking the motor's operation and the remote's response
- Adjusting the travel limits if the door isn't opening or closing fully
Most services take under an hour. You’ll get told plainly if anything needs attention beyond a standard service — and nothing extra happens without you agreeing to it first.

A LOCAL TRADESMAN
Myaree Garage Door Service is family owned and operated, based in Myaree and servicing Melville, Attadale, Bicton, Applecross, Alfred Cove, Palmyra and Willagee. When you book a service, you’re not being handed to whichever technician is rostered on — you’re getting Rod, every time, and the same standard of work whether it’s a five-minute adjustment or a full inspection.
USE, AGE, PROXIMITY TO WATER
How often your door needs a service
The honest answer depends on the door, but a reasonable rule of thumb is annually for a typical residential door, and Rod will tell you if yours needs it sooner. A few things push that interval down:
- Heavy use — a door opening and closing multiple times a day wears faster than one used occasionally.
- Age — older doors and motors benefit from closer attention, particularly if they haven’t been serviced before.
- Proximity to the river — several suburbs we cover sit close to the Swan and Canning rivers, and the damp, salt-laden air corrodes springs, cables and hardware faster than it does further inland. If your door’s a few years old and you’re near the water, six-monthly is worth considering.
If you’re not sure which applies to you, describe your door and how old it is when you call, and Rod will give you a straight answer rather than upselling you into the shortest interval by default.

Why it’s worth doing before something breaks
Nearly every emergency repair we attend started as a small, ignorable problem. A slightly unbalanced door makes the motor work harder on every single cycle until it burns out. A worn roller grinds against the track until the track needs replacing too. A cable that’s starting to fray holds on for months and then lets go all at once, usually at the worst possible time.
A service catches these things while they’re still cheap to fix. It’s also, quite simply, a lot less stressful than dealing with a door that’s failed completely — no jammed car, no exposed garage, no waiting in for an emergency callout.
If your door already has a specific fault — grinding, drifting open, refusing to close — that’s a repair, not a service, and it’s worth calling about directly rather than waiting for your annual check-up. See our garage door repairs page.
Warranty Conditions
If your door or motor is still under manufacturer warranty, check the terms — some manufacturers require evidence of regular servicing to keep the warranty valid, particularly for the motor. A logged annual service is cheap insurance against a much larger bill if something fails while it’s meant to be covered.
Full Insurance Work Coverage
Your garage door is essential for safeguarding your vehicle, possessions, and residence. When it malfunctions without warning, it can endanger both safety and security.
Roller doors and sectional doors
The servicing basics are similar across both door types, but the wear points differ. Roller doors depend on the curtain tracking cleanly through its guides and the drum mechanism staying properly tensioned — see roller door repairs for more on what goes wrong there. Sectional doors rely on hinges, torsion springs and track alignment working together across multiple panels — see sectional door repairs. Either way, the same person, with the same attention to detail, does the work.
Signs your door is telling you it’s due
You don’t need to wait for the annual mark on the calendar if your door is already showing signs of wear:
- New or louder grinding, squeaking or banging
- The door feels heavier to lift than it used to
- It doesn't fully open or close
- The remote or wall switch responds inconsistently
- The door looks uneven, or drops slightly on one side
Any of these is worth a call. Often it’s a small adjustment; occasionally it’s the early sign of something that needs proper repair, like a spring or cable issue or a motor fault.
Frequently Asked Questions
Frequently Asked Questions
How much does a door service cost?
It depends on the door and whether anything needs adjusting beyond the standard check, but you’ll always know the price before any work starts. Routine servicing is far cheaper than the repairs it prevents.
Do I need a service if my door seems fine?
Yes, ideally — most of the faults that turn into expensive repairs give no warning until they fail completely. A service catches wear before it becomes a breakdown.
Will servicing affect my warranty?
It can help preserve it. Some manufacturers require proof of regular servicing to honour a motor or door warranty — worth checking your paperwork, or asking Rod when he’s on site.
How long does a service take?
Usually under an hour for a standard residential door. If something needs more attention, Rod will explain what and why before doing any extra work.
