A sectional door — sometimes called a panel-lift door — is made up of several hinged panels that travel up a set of tracks and lie flat under the ceiling when open. It’s the most common style on Perth homes, and its multi-panel design is exactly what makes it different to repair: more moving joints means more places something can wear, but also means damage is often confined to one section rather than the whole door.

Myaree Garage Door Service repairs sectional and panel-lift doors across Myaree, Melville and the surrounding suburbs. Rod is a qualified mechanical fitter with more than 25 years’ experience working on this door type specifically.

Why hinges matter more than they seem to

The hinges are what let each panel bend as it goes from vertical to horizontal, and they take that same stress every single time the door cycles. When a hinge wears out or breaks, the clearest sign is the panels no longer moving as one unit — you’ll see a visible gap or the door start to twist slightly rather than travel smoothly. Left alone, a failing hinge puts extra strain on the panels either side of it and on the rollers running in the track, so a $40 hinge problem left unattended can turn into a track or panel repair.

If your door is sticking or one section seems to be moving out of time with the rest, it’s very often a hinge rather than anything more serious — but it’s worth having looked at before it takes another panel or the track with it.

Panel damage doesn’t always mean a new door

A car reversing into the door, a wayward bike, hail, or general wear can dent or crack an individual panel. Because sectional doors are built from separate sections, in many cases we can replace just the damaged panel rather than the entire door — matching colour and profile where the existing door is still available. This keeps both the cost and the disruption down considerably compared to a full replacement.

Whether panel-only replacement is possible depends on the door’s age, brand, and whether matching panels are still available — something Rod can generally tell you over the phone if you describe the door or send a photo.

Tracks & Rollers

Sectional doors rely on a track running along each side of the opening, guided by rollers fixed to the edge of each panel. A bent track or a worn roller will show up as the door binding at a particular point in its travel, rather than throughout — which is a useful clue when you’re describing the fault over the phone.

Repair or replace the whole door?

As a rough guide: an older door with otherwise sound panels and hardware is usually a good candidate for repair, even after a hinge or track failure. A newer door with severe impact damage across multiple panels, or a very old door where parts are no longer available, is more often better off replaced outright. We’ll always give you a straight answer on which situation you’re in rather than defaulting to the more expensive option.

Springs, cables and motors on sectional doors

Sectional doors are almost always counterbalanced by torsion springs mounted on a bar above the opening, working with cables at each side to lift the door evenly. These carry the same tension and the same risks as on any garage door — see our spring and cable repairs page for why this isn’t a DIY job. Most sectional doors are also motorised via an overhead rail using a chain or belt drive; if the motor is straining, stopping short, or not responding, see our motor and remote repairs page — a door that’s out of balance is a common cause of a motor looking faulty when it isn’t.

Tracks and rollers

Sectional doors rely on a track running along each side of the opening, guided by rollers fixed to the edge of each panel. A bent track or a worn roller will show up as the door binding at a particular point in its travel, rather than throughout — which is a useful clue when you’re describing the fault over the phone. Track and roller issues are usually straightforward to fix on their own, but left unaddressed they put uneven strain on the panels and hinges nearby.

What happens when you call?

garage door repair man

1. You describe the fault to Rod directly — which panel, where it sticks, what it looks like — with a photo if you can.

2. He inspects the panels, hinges, tracks and balance on site before quoting.

3. Where a single component has failed, we fix that component rather than recommending a full door replacement by default.

4. The door is tested through a full cycle before Rod leaves, to confirm every panel is moving together properly.

FAQs

Can you replace just one panel, or does the whole door need to go?

Often just the damaged panel, provided a matching one is still available for your door’s brand and age. We’ll confirm this before quoting.

That’s a classic sign of a failing hinge, sometimes combined with a worn roller. It’s usually a straightforward fix if caught before it puts extra strain on the panels either side.

If the panels and hardware are otherwise sound, repair is usually the more cost-effective option, even after a hinge or track failure. Replacement tends to make more sense with severe multi-panel damage or when parts are no longer available.

That points to a specific fault at that point in the track, rather than a general balance issue — often a bent section of track or a worn roller. Mentioning exactly where it happens helps us arrive prepared.
